Ocean City Plans Affordable Housing Development, Pecks Beach Units Set for September Start

Ocean City, NJ – The city is preparing for construction to begin on new affordable housing units in Pecks Beach Village as soon as September, according to the city's attorney. The city’s Planning Board recently reviewed its Fair Share housing plan, which aims to meet legal obligations for affordable housing. Ocean City is set to invest more than $11 million in affordable housing by 2035, funding that will come from fees charged to developers. This is part of the state’s fourth round of affordable housing obligations, which had to be adopted by towns by June 30. The new Pecks Beach project includes 60 new units, set to be built on Fourth Street. The city attorney explained that these new units will replace older, flood-damaged buildings that were close to 60 years old. The development will be designed to blend seamlessly with the surrounding neighborhood, a key feature that Ocean City officials have emphasized for all new affordable housing projects. The city has already rehabilitated homes and built duplexes in the community to ensure there are more affordable options. Additionally, Ocean City’s affordable housing trust fund is projected to grow by $1.2 million annually, with a total of $13 million to be raised by 2035.
