
UPPER TOWNSHIP, NJ — The company behind the redevelopment of the former BL England Generating Station in Upper Township is nearing the presentation of its conceptual plans for a hotel and residential community. Beelsey’s Point Development Group, which acquired the property in 2022, plans to share an overview of the project with the Upper Township Committee by late summer.
The proposed development includes a 180-room hotel, 400 resort-style condominiums — of which 286 units will be age-restricted — and 80,000 square feet of commercial space for a restaurant and dry boat storage.
The property is located at Beesley’s Point, at the base of the bay leading into the Great Egg Harbor River. As part of the project, the development group has applied for a Coastal Facility Review Act permit, which is required for construction in sensitive areas near water. Once the permit is obtained, the plans will be presented to the Upper Township Committee for review and approval. If approved, the project will then move on to the zoning and planning boards for further consideration. The final number of hotel rooms, condominiums, and commercial space will be determined after the permitting process is complete. In addition, permits have been requested for a wastewater treatment system to support the development. The BL England power plant, which closed in 2019, was New Jersey’s largest remaining coal-powered facility at the time of its closure.
